Zotus City, an ambitious and transformative megacity project led by the British multinational Zotus Group in partnership with the Botswana government, is poised to become Africa’s answer to Dubai, a carbon-neutral, technology-driven, globally connected metropolis designed to drive innovation, economic diversification, and sustainable growth on the continent.

From Vision to Reality: A Multi-Billion Dollar Urban Revolution

Zotus City covers approximately 85 square kilometres (about 4,000 hectares) of specially allocated land, designated as a Special Economic Zone. 

The project aims to create an investment-friendly environment that attracts multinational corporations, global investors, and innovators by offering incentives, cutting-edge infrastructure, and smart governance.

Having firmly moved from concept to construction, Zotus City is slated to break ground in September 2025, with land allocation nearing completion and phased development already underway. 

Early infrastructure work will focus on roads, utilities, and the digital backbone of the city, with the first wave of tenants and residents expected within 12 to 24 months.

  • Carbon-Neutral Infrastructure: The city will be powered by a 300MW solar plant, utilising renewable energy complemented by circular resource management, green architecture, and energy-efficient building designs.
  • Smart Technologies: Residents and businesses will benefit from 5G connectivity, Internet of Things (IoT) integration, AI-enabled urban management, and blockchain-based governance systems, creating a digitally connected and efficiently managed cityscape.
  • Water Security: A dedicated pipeline project, developed in collaboration with Namibian partners and supported by Botswana’s Ministry of Water, will ensure sustainable water supplies for the city and contribute to national resilience.
  • Economic and Social Inclusion: The design prioritises inclusiveness, with plans for affordable housing, top-tier education and health facilities, and substantial job creation, from 20,000 direct construction jobs to over 100,000 long-term roles across sectors like logistics, technology, tourism, and retail.
  • Luxury Tourism and Lifestyle: A vibrant tourism sector will feature luxury hotels, entertainment hubs, and cultural attractions, aiming to welcome an estimated 5 million tourists within the first few years, boosting Botswana’s profile as a premier African destination.
  • Regional and Global Connectivity: Zotus City will have dedicated airline services and modern commercial port facilities, establishing Botswana as a key transit hub in Southern Africa and linking it to global markets.

Botswana as Africa’s Emerging Economic Powerhouse

Botswana’s political stability, sound governance, and commitment to Vision 2036 make it the ideal location for this flagship project. 

Positioned amid regional economic powers such as South Africa, Namibia, Zambia, and Zimbabwe, Zotus City is envisioned as a gateway connecting Africa’s vast market of over 1.3 billion people under the African Continental Free Trade Area (AfCFTA) to the world.
